Review the position

We begin by forming a clear view of the situation around the property. This includes understanding how the property is being presented, the seller’s likely position, and the factors that may influence the offer approach, such as condition, compromise, risk, and market context.

Where a Property Check has been completed, its findings provide a strong evidence base to support this review. Together, this creates a grounded foundation for deciding whether an offer should be made, and how it should be framed.

Define the offer strategy

We agree a considered strategy for how the offer should be approached. This includes setting a clear target position, defining the reasoning behind it, and establishing principles that guide how the offer is communicated.

This ensures the offer is not reactive or improvised, but calm, consistent, and defensible. The focus is on maintaining credibility and control, rather than pushing a position that cannot be properly supported.

Offer wording and submission

We prepare up to three professionally drafted offer letters, written on your behalf. These clearly set out the reasoning behind the offer, the issues that need to be addressed, and how condition, compromise, or risk has informed the offer position

Offers are presented in writing to reduce misinterpretation and ensure the basis of the position is properly understood, rather than softened or lost through informal conversation.

You remain in control of the final wording, and when and how the offer is submitted.

After your offer

Once your offer is accepted, we can help you appoint and brief the right surveyor and translate the survey findings into clear, costed insight. From there, clients typically take one of two routes. Some proceed with Survey Costing & Post-Offer Negotiation, focused on understanding current condition, repair costs, and supporting any renegotiation where appropriate. Others move into the Improvement Plan, which incorporates this work and goes further by assessing future potential, design options, feasibility, and improvement costs. Both routes are post-offer services, designed to support informed decisions before exchange using the same evidence-led approach.
