Buying a home often means looking beyond how it works today. Many buyers are considering modest changes, reconfiguration over time, or longer-term improvements to suit a growing family or add value. These decisions are often made quickly, with limited opportunity to properly test ideas or understand the consequences. The Property Check is a structured way to step back and assess a specific property before you commit. You bring us a home you are considering making an offer on, and we review it against your goals, priorities, and concerns. Through a focused process combining strategic discussion, planning context, and tested ideas, we help you understand how the property really works, what change would involve, and where risks or compromises sit. The aim is clarity, so you can judge whether the property genuinely works for you before deciding how to proceed.

Who this service is for

The Property Check is designed for buyers who want clarity before making an offer, including those who are:
  • Wanting informed, professional insight before making an offer, not after
  • Comparing multiple shortlisted properties and weighing trade-offs
  • Considering a property that may need adjustment or reconfiguration

How the Property Check works

The Property Check follows a focused, architect-led framework designed to bring clarity early, without unnecessary complexity.

Define what matters to you

We begin with a short strategy call to understand your priorities, budget range, timescales, and how you want the property to work for you over time. This sets the lens for the review and ensures the process stays focused on what actually matters.

Define what matters to you

Sense-check the listing, planning context, and future potential

We review how the property is being marketed, testing claims around size, use, number of bedrooms, or potential. Alongside this, we carry out a high-level review of the planning context and relevant local precedents to identify what types of changes may be realistic, where constraints are likely to sit, and which ideas may require more caution.

Architect sketching and structured discussion

A live, on-screen session to sketch ideas, test layouts, and bring everything together. We use this session to sense-check options against planning context, apparent condition, and your priorities, challenging assumptions and highlighting risks or compromises. This is a thinking and decision-making tool, not a detailed design service.

Optional add-on – In-person viewing

An architect walks the property with you, focusing on layout, flow, apparent condition, and improvement potential. The emphasis is on practical discussion and professional judgement.

Summary and next steps

You receive a concise written summary setting out key observations, risks, opportunities, and questions to consider. This provides a clear basis to inform your offer, refine your approach, compare options, or step away with confidence before committing further time, money, or emotion.

After the Property Check: next steps

The Property Check often forms the groundwork for what comes next. Where appropriate, the insight gathered can be used to shape a structured offer strategy, ensuring any discussions with agents are grounded in reality rather than instinct or optimism.

Some clients use this foundation to write progress their own offer with greater confidence. Others choose to take it forward with us through our no-win no-fee offer writing service, allowing us to act on the strategy and handle discussions on their behalf. The choice is yours.

Client experience

“True Value helped us weigh up a renovation project, giving us a clear picture of the work, costs, and disruption involved. In the end, we chose a newer home that only needed minor changes, which True Value assessed against our aims before we committed. Their advice gave us the confidence to make that decision.”
